Entering the Cary Home Market

Buyers who are entering the market for Cary homes are finding that for the most part the Cary homes they are interested in are priced to reflect the market conditions we are in. The services of a good Cary real estate agent are needed now more than ever for both sides of the transaction. Last week, as an example, an offer came in on a home that is priced right where it needs to be in this Cary homes market; right at about 5% lower than comparable sales over the past 6 months. The potential buyers for this Cary home viewed it with their agent three times over a two week period before preparing their offer. When the offer came in, it was 22% below asking price. The sellers were willing to respond reasonably with a counter and ultimately asked for 6% below asking price. Those Cary homes that are selling at the moment are doing so because their prices are reflecting the market conditions and are selling at 4% below asking price on average. This family’s offer to agree to 6% below asking price was more than reasonable. Instead the buyers insisted on 13% below asking price and then walked. I explained to the agent that if I were to suggest to the sellers to reduce their asking price another 10,000 they would likely sell right away for 21,000 more than the offer so it made no sense at all to entertain their offer. The behaviors of the buyers for Cary homes is sometimes disappointing. Sellers really need the services of their Cary real estate agent to help them emotionally prepare for these types of behaviors.
