The Cary Homes Market ... Like A Traffic Jam

I like to illustrate the analogy of what is going on in the Cary, IL homes market to a traffic jam.  Because the market is understood to be continuing to do down, those buyers who would otherwise be in a position to purchase Cary IL homes and who are currently renting properties, are hesitant to make a decision to purchase any of the Cary homes on the market, especially those that are priced slightly above market value.  Many sellers still feel that they can negotiate down if they price it slightly higher when in this market what they are finding is that they aren’t even getting showings, much less offers. 

Those Cary, IL homes that would be considered perfect for the first time home buyer, have to sell before their occupants are able to go out searching for Cary homes that are considered an upgrade for them.  Therefore the analogy is like a grid lock of cars in a traffic jam all trying to get through the toll booth…..as a few break free (ie: owners of Cary IL homes) they are then free to shop for another home.  When they are able to shop they are focusing their search on those homes that are aggressively priced or otherwise seem like a really good value. 

As soon as those first time buyers begin to purchase Cary IL homes, we will see a trickle effect on those homes priced higher.
